The Towns at Ten Trails

The Towns at Ten Trails is a development of 36 townhomes and commercial space in six buildings in Black Diamond. Challenge The site called for a compact, efficient plan that added density while staying livable and fitting the neighborhood. Solution We organized the six buildings in two arrangements: a U-shaped cluster around a central auto court, and a traditional row of townhouses. Every two- and three-bedroom home has a private garage. Circulation is laid out to give residents privacy while still bringing neighbors together. Materials + Craft A restrained, durable palette keeps the buildings at a residential scale. Varied siding textures, articulated facades, and well-proportioned windows break down each building's mass and give the street a walkable rhythm. Materials are consistent across all six buildings and were chosen for low maintenance and long life.
