The Depot at West Sedro is a five-story, mixed-use residential building and the first phase of a 16-acre development planned for several mid-rise buildings. As the first building on the site, it sets the architectural tone for the phases that follow.

Challenge
The first building had two jobs. It needed to set the design standard for the rest of the development. The owner also wanted the ground-floor retail to read as its own place, distinct from the apartments above, with a visible and welcoming street presence.

Solution
We designed approximately 76 apartments over 8,400 square feet of ground-floor retail, with parking for 127 vehicles. A continuous wood canopy and column line runs along the storefronts. It sets the commercial level apart from the residential floors and creates a covered walkway for pedestrians.

Materials + Craft
Glulam columns and a cross-laminated timber (CLT) canopy give the base its warmth and its Northwest character. The exposed timber gives future phases a clear material language to build on.

Set on a steep Edmonds lot once considered unbuildable, this 3,900-square-foot home takes its cues from modern Australian architecture: sculptural form, open indoor-outdoor living, and a close connection to the landscape.

Challenge
The lot drops 50 feet. Building on it meant stabilizing the slope, engineering the structure carefully, and winning city approval, all without giving up the tiered, sculptural home the owners wanted.

Solution
We anchored the home into the hillside with a 25-foot retaining wall that supports a series of tiered floor plates. Detailed analysis and third-party engineering reviews showed the city the design was safe and buildable. We built it without temporary shoring, which proved the engineering and saved the owners money.

Materials + Craft
The tiered floors follow the grade, keeping the house tucked into the hillside and opening each level to the outdoors. The home's execution celebrates precision and structural integrity, preserving seamless indoor-outdoor flow and the sculptural character of the building.

Located in Seattle’s Lower Queen Anne neighborhood, just steps from the Pacific Science Center and the iconic Space Needle, Queen Anne Lofts was conceived as a high-end, loft-style apartment building tailored to the area’s walkable, urban lifestyle. The project explored a contemporary residential model designed to appeal to a young, tech-savvy workforce seeking flexible living arrangements, strong indoor–outdoor connections, and an authentic industrial character.

Challenge
The steeply sloping site and mid-block condition presented challenges related to access, parking, and massing while maintaining an active pedestrian presence along the street. The project also sought to accommodate a mix of residential lifestyles—including live/work flexibility—without sacrificing privacy, security, or architectural cohesion.

Solution
The feasibility study and concept design proposed a 20-unit building organized into two distinct masses, each articulated to reduce perceived scale and respond to the surrounding neighborhood. Three ground-level live/work units provide direct street access and multi-level layouts that clearly separate work spaces from private living areas above. A mid-block alley is leveraged to discreetly locate parking, keeping vehicles out of view and allowing the street frontage to remain lively and pedestrian-focused. Vertical circulation is expressed through sculpted outdoor stair towers that serve each mass, offering secure, semi-private access while contributing to the project’s architectural identity. Above, green roofs create layered outdoor spaces, while the two-story penthouse is crowned by a generous cantilevered roof that shelters a large private terrace overlooking the landscaped roofscape below.

Materials + Craft
An industrial-forward material palette reinforces the loft aesthetic and urban context. Masonry and exposed concrete establish permanence and structure, while grooved wood planks introduce warmth and tactile contrast. Dark metal window frames emphasize the building’s large openings and frame expansive views from floor to ceiling. The stair towers are carefully detailed as architectural elements in their own right—expressive yet secure—anchoring the massing and reinforcing the project’s crafted, contemporary character.

The RockCreek Church Modernization transformed a former church campus into a contemporary worship and community destination designed to support a growing congregation and an increasingly digital ministry. Completed through a collaborative Team Build process with CPM NW, the 35,064-square-foot renovation reimagines the facility as a flexible environment for worship, education, fellowship, and online engagement.

Challenge
Originally constructed for another congregation, the existing facility required significant upgrades to support RockCreek Church’s evolving needs. The challenge was to modernize the campus while maximizing the value of the existing structure, creating spaces capable of accommodating contemporary worship experiences, expanded children's programming, and a robust online broadcast presence. At the same time, the project needed to improve circulation, accessibility, building systems, and community gathering spaces throughout the campus.

Solution
We worked closely with CPM NW and a team of specialty consultants to comprehensively reconfigure the facility. The sanctuary was expanded to nearly double its original size and transformed into a technologically advanced worship environment featuring integrated video walls, theatrical lighting, and state-of-the-art sound systems. Dedicated production and broadcast studios were incorporated to support live streaming, recording, and digital ministry initiatives. Beyond the worship spaces, classrooms and childcare facilities were renovated and expanded to serve RockCreek Kids, preschool programs, and community ministries. A new main entrance and lobby create a welcoming arrival experience, while improvements to parking, circulation, and building infrastructure support the campus's continued growth.

Materials + Craft
The design emphasizes warmth, flexibility, and connection through contemporary materials and carefully integrated technology. New finishes, lighting, and architectural elements establish a cohesive identity throughout the campus while supporting the functional demands of a modern ministry. The reimagined courtyard extends activity beyond the building envelope, blending indoor and outdoor experiences through flexible gathering spaces, fire features, and landscape elements including a living green wall. Together with upgraded mechanical, electrical, plumbing, and life-safety systems, these interventions create a durable and inviting environment designed to serve worship, education, fellowship, and community engagement for years to come.

This remodel updates one of Fred Bassetti's early condominium townhomes in Seattle's Madison Valley, part of Washington's pioneering multi-unit housing from the late 1970s.

Challenge
The goal was to honor the building's original design while turning a single unit into a fully modern home, with better performance and finer detail.

Solution
We converted an unused attic into a loft that works as a guest space or a home office. We replaced the mechanical system entirely: electric radiant heat in the slab keeps ceilings clean and temperatures even. New skylights and a roof window bring daylight deep into the narrow 1,540-square-foot unit and frame views of the trees outside.

Materials + Craft
Every finish was replaced. Clean wood trim runs throughout as a tactile counterpoint to the crisp modern surfaces, and one simple trim and joinery system ties the rooms together.

Legacy Coffee is a boutique café in the heart of downtown Snohomish inspired by the enduring values of family, hospitality, and community. Created as a deeply personal project for entrepreneur Sylvia Kim, the café honors the legacy of her parents, John and June Chung, whose family helped shape Seattle's iconic teriyaki culture through decades of restaurant ownership, mentorship, and entrepreneurship. Inspired architecturally by the historic character of Birmingham's Moor Street Station, the café blends European charm with Pacific Northwest warmth to create a destination where exceptional coffee, thoughtfully prepared food, and meaningful human connection come together.

Challenge
The project sought to create a distinctive gathering place that reflected both the owner's personal history and her vision for the future. More than simply opening a coffee shop, the goal was to capture the values that defined her family's businesses: treating employees like family, investing in young people, maintaining uncompromising standards of quality, and creating environments where customers felt genuinely welcomed. The design needed to support a vibrant café experience while expressing a story that spanned generations of immigrant entrepreneurship.

Solution
Drawing inspiration from Birmingham's Moor Street Station, the design evokes the romance and craftsmanship of historic European travel while remaining firmly rooted in the Pacific Northwest. Guests are welcomed through a distinctive storefront and into a series of thoughtfully composed spaces that encourage gathering, conversation, work, and lingering over a meal. The café supports an evolving menu of specialty beverages, house-made pastries, and globally inspired offerings, while the overall experience reflects the hospitality traditions passed down through the Chung family. Legacy Coffee serves not only as a neighborhood café, but also as a continuation of a family story that began in Seattle's restaurant community and continues through a new generation of entrepreneurs.

Materials + Craft
The design combines timeless materials, custom millwork, decorative lighting, and carefully curated furnishings to create an atmosphere of warmth, authenticity, and permanence. Rich textures and layered details reinforce the European character of the space while maintaining an approachable neighborhood feel. Particular attention was given to craftsmanship and presentation, reflecting the owner's belief that food, service, and environment should be treated with equal care. Every detail contributes to a setting that celebrates the legacy of a family known not only for the businesses they built, but for the people they mentored and the communities they served. The result is a café that feels deeply personal, rooted in history, and designed to create lasting memories for generations to come.

This 181-room hotel sits within the former U.S. Naval Training Center at Liberty Station in San Diego and takes its design cues from the city's aviation history.

Challenge
As the first custom hotel in the district, the project had to balance brand standards, the guest experience, and the site's military and coastal history. It also had to meet the daily operating needs of a modern hotel.

Solution
We shaped the early vision through massing studies, feasibility analysis, and concept design, setting the building's layout and character. The two-story lobby is modeled on an aircraft hangar, with exposed timber trusses, butterfly roofs, and large operable doors that open the space to the outdoors.

Materials + Craft
Clean, contrasting facades and aviation-themed interiors pair efficiency with warmth. Exposed structure, durable finishes, and custom artwork draw on San Diego's aviation and maritime history.

Skillet started as a Seattle food truck. Its restaurant in the North Satellite of Seattle-Tacoma International Airport serves the brand's comfort food in a full-service diner built for travelers on a schedule.

Challenge
The design had to carry Skillet's well-known brand into an airport. Every material had to be durable and easy to clean, and strict operational and security rules applied.

Solution
We translated the brand's urban, approachable look into a diner that moves people through quickly without feeling rushed and reads as distinctly Seattle. The interior draws directly on the Airstream trailer that launched the brand.

Materials + Craft
Polished metal, ribbed textures, and streamlined forms reference classic camping trailers. Warm wood, durable laminates, and graphics drawn from flannel patterns and workwear colors add a Northwest, working-class edge. Every material was chosen to stand up to airport traffic and daily cleaning.

The Towns at Ten Trails is a development of 36 townhomes and commercial space in six buildings in Black Diamond.

Challenge
The site called for a compact, efficient plan that added density while staying livable and fitting the neighborhood.

Solution
We organized the six buildings in two arrangements: a U-shaped cluster around a central auto court, and a traditional row of townhouses. Every two- and three-bedroom home has a private garage. Circulation is laid out to give residents privacy while still bringing neighbors together.

Materials + Craft
A restrained, durable palette keeps the buildings at a residential scale. Varied siding textures, articulated facades, and well-proportioned windows break down each building's mass and give the street a walkable rhythm. Materials are consistent across all six buildings and were chosen for low maintenance and long life.

The Yesler Mass-Timber Hotel is a forward-looking hospitality concept located on Yesler Way, just south of Harborview Medical Center, with sweeping views of Mount Rainier and the International District. The project explores the intersection of urban constraints, sustainable construction, and contemporary hotel design within a dense and highly regulated context.

Challenge
The site presented a complex set of conditions, including steep topography, zoning limitations along Yesler Way, and strict FAA height and massing restrictions tied to an adjacent helipad flight path. The challenge was to accommodate a full-service hotel program—while meeting brand room-size standards—without compromising access, functionality, or architectural clarity.

Solution
We organized the building with a two-story concrete podium that establishes a strong urban base and accommodates a porte-cochère on the uphill side of the site, accessed from Yesler Way at the second floor in response to zoning constraints. Above the podium, nine floors of mass-timber construction house approximately 180 guest rooms, combining efficiency with warmth and sustainability. The hotel’s massing is carefully stepped and modulated to comply with FAA flight-path restrictions, resulting in a dynamic form that responds directly to its regulatory environment. A rooftop event space crowns the building, taking full advantage of the site’s panoramic views.

Materials + Craft
The contrast between a durable concrete podium and the warmth of exposed mass-timber structure above defines the building’s architectural character. The timber superstructure offers both environmental benefits and a refined guest experience, while the carefully articulated massing expresses the technical precision required by the site. The result is a contemporary urban hotel that balances performance, sustainability, and place—an adaptive response to one of Seattle’s most challenging development contexts.

LifePoint Church transformed a former church facility into a contemporary worship and community campus tailored to the vision of a growing congregation. Completed in partnership with CPM NW through a collaborative Team Build process, the project reimagined nearly every aspect of the existing building, creating welcoming spaces for worship, fellowship, youth programs, and everyday community connection.

Challenge
While the building had long served as a place of worship, its layout and infrastructure no longer aligned with the needs of its new ownership and congregation. The challenge was to create a modern, hospitality-focused church environment that fostered connection and community while making strategic use of the existing structure. Key objectives included establishing a more intuitive arrival sequence, improving vertical circulation, creating dedicated spaces for youth and family ministries, and transforming the sanctuary into a more engaging and contemporary worship environment.

Solution
The renovation began by reorienting the campus around a new primary entrance on the south side of the building, connecting visitors directly to an active outdoor plaza and creating a more welcoming front door for the church. New stair connections were added to improve circulation between public gathering spaces and the second floor. The lower level was completely repurposed as a dedicated youth and teen ministry environment, providing flexible spaces for teaching, recreation, and community building. A neighborhood-style coffee bar and fellowship area were introduced as a social hub, extending the life of the building beyond worship services and encouraging everyday interaction among congregants. Within the sanctuary, the traditional elevated stage was removed in favor of a more intimate raised plinth, creating a stronger sense of engagement between worship leaders and the congregation while supporting contemporary worship practices.

Materials + Craft
The design emphasizes warmth, accessibility, and human connection through a palette of durable contemporary materials and thoughtfully crafted gathering spaces. Natural textures, carefully integrated lighting, and welcoming finishes help transform the formerly inward-facing facility into an open and inviting community destination. Architectural interventions focus on improving the experience of movement and interaction throughout the campus, from the outdoor plaza and coffee bar to the reimagined sanctuary and youth spaces. The result is a cohesive environment that supports worship, fellowship, learning, and community life while giving new purpose and identity to an existing building.

Built on the lot next to Seaview Ridge, this 3,600-square-foot home continues its neighbor's Australian-inspired design on its own steep, view-oriented site. Each level steps down the slope, and a rooftop deck takes in views of Puget Sound.

Challenge
Structure and landscape had to work together on a steep slope. Where Seaview Ridge is bold, this home needed to be quieter: capturing views, daylight, and living space without overpowering the neighborhood.

Solution
A series of retaining and foundation walls anchors the house to the slope, so the main living spaces sit lightly above the landscape. Large windows and simple geometric forms bring in light, while the home's massing and orientation keep it in scale with its neighbors.

Materials + Craft
Concrete and metal finishes give the home its durability and modern character. The retaining walls and structural supports are built with precision, and the glazing is detailed for both performance and clean lines.

Old Town Lofts is a contemporary multi-family residential project in downtown Redmond, Washington, located just steps from the Downtown Redmond Light Rail Station. The development is conceived as a vibrant, transit-oriented community that balances urban energy with a refined residential experience.

Challenge
Situated within a rapidly evolving urban context, the project needed to accommodate density while maintaining a strong architectural identity and livable scale. The challenge was to create a building that felt modern and connected to its surroundings—responding to transit, walkability, and emerging neighborhood amenities—while offering residents a sense of comfort and quality.

Solution
As architectural concept designer, we developed the project’s core massing, organizational strategy, and overall architectural character. The building’s form and articulation establish a clear presence within the neighborhood while supporting efficient residential layouts and active ground-level engagement. Proximity to light rail, trails, dining, and retail reinforces the project’s role as a connected urban hub, designed to support an active, car-light lifestyle.

Materials + Craft
Thoughtful detailing and contemporary materials define the building’s exterior expression, while interiors emphasize durability, light, and functionality. Residential units feature clean finishes and open layouts, complemented by shared amenities including a fitness center, resident clubhouse, landscaped outdoor spaces, and integrated retail. LEED certification and transit-oriented siting further reinforce the project’s commitment to sustainable urban living.

We turned a 1960s single-room cabin on a bluff in Waldport, Oregon, into a flexible family retreat with 270-degree views of the harbor.

Challenge
The original cabin was small and closed off from its views. The steep bluff limited where the house could grow, and the owners wanted more room without losing the cabin's character or its connection to the site.

Solution
A second-story addition opens sightlines and adds a roof deck and catwalk. On the lower level, a wraparound deck and breezeway connect to an old shed, now converted into a bunkhouse for the kids. The plan gives the family room to be together and places to get away.

Materials + Craft
Durable materials suited to the coastal site meet clean, modern forms. The decking, new structure, and connection to the bunkhouse are carefully built, keeping the original cabin's craftsmanship while making it more comfortable and longer-lasting.
